What is an As Built?

During the construction process, the original build or Design plans

may be modified as changes occur. These modified plans become

the “As-built” or Record Drawing of the build. These are especially

important for underground construction, such as septic records and

Massachusetts requires As Builts to be created & then recorded in 

your local town DPW or Board Of Health.

The need for Septic As-Builts 

It's vital to know what is underneath before any yard digging begins.

Your septic system engineered & signed design plans, are just that:

'plans'. After installation, the As-Built drawing memorializes the

exact measurements 'as your system was built', hence the name.

The As Built records the position, orientation, elevations, structure 

and exact measurements of the actual installed septic system,

which may have slight or even meaningful differences from

engineered Design. Why? because one never knows what is deep

under the ground, especially with systems installed pre Title Five,

and systems installed 40 , 50 and even 60+ years ago. When digging for a new install, especially on older system properties, there can be unforeseen issues that require adjustments to Design. After installation of all Septic systems, producing an As Built with precise measurements etc, is vital (& required) to ensure these deviations are recorded and submitted to the town or county office. In MA As Builts are signed- off by a Engineer or Registered Sanitarian (R.S.) who is certified and licenced by the state. See photo of actual As Built here.

When to get your As-Built septic drawing
When planning on repairs or replacing your septic systems, you’ll need to secure the as-built plans for the septic system before work begins. In most of massachusetts the as-builts are submitted and stored by the Engineer Division of the Department of Public Works in your town or at the Board of Health. In order to get the appropriate permits to start construction, the contractor requires these record drawings to create the new building plans. On deciding to repair or replace the septic system, getting these drawings should be one of the first steps. If you dont are unsure of where to begin, we can help. 
Reading your Septic As-Built 

During the construction process, the contractor should be recording & updating the As-built plan. The contractor makes these changes to keep the Design plans consistent with the reality of the project. Here are a few basic tips to reading your As Built.

  • Design Plans may include approximate measurements, which should be replaced with measured values.

Common changes to note are differences from the original design plans in the method of installation, sizing and dimension, and the material and fabrication. You can see in the above As Built photo the 'swing ties' denoting exact measurements and elevation table measurements. Obstructions that have not been previously documented should be recorded.
Note these As Builts are uniform in scale, dated and signed by the RS or Engineer. Even if there no changes to the original design all as-builts need to be created,  dated and signed.
